Get to Know Your Roof

Roofing is more than just shingles. The picture to the right demonstrates many of the elements common to the roofs we have here in Huntsville, Spring, Conroe and The Woodlands. Below you will learn more about each roofing component. With our mild winters our roofs are a little different than roofing found in the northern United States.

SHINGLES

Shingles come to mind when you think about your roof, but shingles are only one of the many elements that make up the roof you’re under right now.

There is more to them than meets the eye. They have multiple layers specifically designed to resist the elements and keep you dry.

The topmost layer is an aggregate that is bonded to the shingle substrate. Simply put it is colored sand that is glued to the shingle. It protects the lower waterproof layers against wind damage, and hail damage. It also acts as sunblock keeping the lower levels from falling apart.

The under layers provide the water proofing your roof needs. They keep your roof leak free with their overlap pattern and the water proof coatings and materials.

UNDERLAYMENT

For roofs where winters are mild, underneath the shingles is a moisture barrier called underlayment. It is there to make sure the decking below stays dry and lasts as long as possible.

In the valleys of roofs extra protection in needed. Frazier Construction’s roofs all have storm guards installed as an extra layer of protection. This helps ensure even in the strongest storms your roof remains leak free.

DECKING

Roof decking is a wooden layer underneath the shingles and moisture barriers. It is made of plywood and is what gives your roof its physical strength. It is also the last line of defense against rain getting into your house.

Plywood itself is not water proof, though for a short period of time, it can keep small leaks from destroying your house.

Roof decking degrades, causing soft spots in your roof, when it is exposed to moisture. If you suspect issues with your decking, take caution if you need to get onto your roof. Call us as soon as possible.

If a repair or replacement is due to a leak, even a minor one, it is common to have to replace several sheets of decking. Because of the way water drips along wood a leak in one location can cause damage to the surrounding wood.

VENTS

Proper venting for roofs in Conroe, The Woodlands, and Spring, is critical. Attics in Texas are hot and wet. Without proper venting heat and humidity won’t leave the attic and that will cause a variety of problems. Ranging from mold growth in attics, damaging house drywall, or affecting roofing substrate.

There are three main types of venting employed in roofing.

Ridge vents are little gaps that run along the peaks of roofs. They help keep the attic space cooler and dryer that it would be otherwise.

Metal vents are put in place for the same reason and are needed because ridge vents alone done move enough air.

Lead Jacks are vents that look like short pipes coming out of your roof. They allow your plumbing to function properly.

Check these roofing components every couple of years, keep small problems from turning into big ones and save thousands of dollars.

Common Roofing Problems

Don’t Let a Small Problem Turn Into Permanent Damage

Examples of Roof Problems

Low Severity Roofing Problems

You should consider your roof maintenance to be of the upmost priority. We believe these issues to be most relevant to our Conroe and Huntsville home owners. Long before you get a leaky roof you may run into these signs and symptoms.

Clogged Gutters & Debris on Roof

Debris on Roof

Leaves and debris in gutters or on roofs can trap moisture against your shingles. If left there, it will lead to rot and roof damage. Make sure to clean your roof and gutters regularly.

Silicone Sealing

Silicone Sealing

Roof sealant is sometimes needed to fill in gaps or holes, but large amounts of it could mean a temporary fix for cracked and buckled shingles on an older roof. Schedule an inspection to ensure that your roof is leak-free.

Vent Damage

Vent Damage

The metal sheeting around the bases of vents and other objects projecting from the roof need care. It may rust or corrode over time, and some animals, especially squirrels, actually eat it. Check these for damage yearly and replace as needed.

Moderate Severity Roofing Problems

Despite the name, moderate roofing issues require immediate attention before they develop into massive problems. These problems are very close to being a hazard to the structural elements of your home. Sometimes these issues will be resolved by making individual repairs; other times a new roof is required. Our roofers will help you determine the difference.

Poor Roof Maintenance

Aging & Balding Shingles

Ageing & Balding Shingles

Storms off the Gulf will wash away your shingles’ rocky coating. This exposes the under layer to the sun’s UV radiation, making them brittle and leading to leaks in your roof and eventual failure. Replace bald shingles immediately to prevent structural damage.

Extreme Severity Roofing Problems

These roofing problems are the result of storm damage to roofs, or of small problems that were not taken care of. Roofs damaged to this extent directly affect your comfort and even the structural integrity of your home. Sagging roofs, missing shingles, or water damage inside your home all require major repairs. Call us before your roof reaches this state and we will work together to prevent these problems.

Water in House

Water in House

Leaks or water damage inside your home must be taken very seriously. It may have already caused mold or structural damage that cannot be seen. Roof leaks must be repaired immediately, along with any damage from it.

Exposed Roofing Substrate

Exposed Roofing Substrate

If you see the roofing under the shingles it is too late. Even if water hasn’t come through your ceiling it is already making its way inside. The roofing substrate will need replacing.
